What is a Home Report?

Houses for sale have to be marketed with a Home Report. This is a pack of three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers of the home.

What does the Home Report include?

TheSingle Surveycontains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.

TheEnergy Reportcontains an assessment by a surveyor of the energy efficiency of the home and its environmental impact. It also recommends ways to improve its energy efficiency.

TheProperty Questionnaireis completed by the seller of the home. It contains additional information about the home, such as Council Tax banding and factoring costs that will be useful to buyers.

Some other Estate Agents offer cut price Home Reports. These Home Reports are NOT likely to include the required Mortgage Valuation Report.

Although these types of Home Reports are 100% legal, if the potential purchaser intends to receive funding from a Mortgage lender, they will require a Home Report which includes a Mortgage Valuation. Most of the cheaper options do not include this which may result in you having to pay twice for your Home Report.
